The seven rooms are properly furnished with quality desks, chairs, beds, and bedside lamps. The common areas — kitchen, garden, patio, barbecue, swimming pool — are looked after with the same care.
And yet the rents sit consistently below those of student residences in Sant Cugat and Barcelona. There are no agency fees, weekly cleaning of common areas is included, and utilities are billed at real cost rather than marked up. The first floor holds five rooms at the standard rate, all properly furnished and full of light. The second floor — two rooms sharing a private terrace, a walk-in wardrobe, and a bathroom — feels closer to a small private suite within the house.
First floor 5 standard rooms
The Balcony Room, the City View, the Garden Room, the Three-Window Room, and the Quiet Garden Side. Each with a quality bed, a generous desk, a high-backed chair, and bedside furnishings selected for warmth.
Second floor 2 premium rooms
The Panorama and the Hideaway, occupied by just two students who share a private terrace, a walk-in wardrobe, and a bathroom. Long balconies wrap the upper floor, and the views travel from the city to the Barcelona mountains.

Across recent cohorts, the house has hosted students from nineteen nationalities and six ESADE programs — a small, deliberately international group that quickly becomes more than housemates.
Utilities at real cost, with every bill in a shared folder.
WiFi, gas, electricity, and water are shared by the seven tenants at their actual cost — never marked up. Each student advances €50 per month into a common pool to absorb timing differences between bills. At the end of the lease, the real total is reconciled: if the pool exceeded the actual cost, the surplus is returned; if it fell short, the difference is collected.
A shared Google Drive folder holds every utility bill as it arrives. Tenants can open it at any time to see exactly what is being spent and where. The reconciliation at the end of the year is therefore a formality — not a surprise.
